Hypotheekrenteaftrek

Tax Benefit

Mortgage interest paid on your primary residence is deductible from your Box 1 taxable income. This reduces your income tax and often results in a refund from the Belastingdienst.

Eigenwoningforfait

Deemed Income

A notional benefit-in-kind — 0.35% of your home's WOZ value — is added to your taxable income. This offsets the mortgage interest deduction. If your interest is lower than the forfait, the excess is added to your income.

Overbruggingskrediet

Bridge Loan

A short-term interest-only loan secured on the equity in your current home. It lets you finance the deposit on a new home before your existing property is sold. Typically 3–12 months at ~4.5% p.a.

Annuïteitshypotheek

Mortgage Type

The most common Dutch mortgage type. Monthly payment stays constant. Initially you pay mostly interest; over time more goes to principal. Tax deduction decreases each year as interest portion reduces.

Lineaire Hypotheek

Mortgage Type

Principal is repaid in equal monthly instalments, so the total payment decreases each month. You pay more interest initially but the loan reduces faster. Total interest paid over the term is lower than an annuity mortgage.

Annual Statement

Which mortgage types does this support?
The calculator supports both annuity (annuïteit) and linear (lineaire) mortgage types — the two most common types in the Netherlands. Savings mortgages (spaarhypotheek) and interest-only (aflossingsvrij) types are not included.
How accurate is the Dutch tax calculation?
The tax calculation uses the Dutch 2024 income tax brackets (Box 1), national insurance contributions (volksverzekeringen), the general tax credit (algemene heffingskorting), and the labour rebate (arbeidskorting). It's designed for indicative planning purposes. For a binding tax assessment, consult a belastingadviseur or hypotheekadviseur.
Where do I find my remaining mortgage balance?
You will find the outstanding balance on your most recent bank statement, the annual mortgage statement (hypotheekoverzicht), or your jaaropgave from your lender.
What does "90% usable proceeds" mean?
When you sell your home, roughly 10% is consumed by transaction costs: estate agent fees (~1.5%), transfer tax (overdrachtsbelasting, 2%), notary fees, and other closing costs. This calculator conservatively uses 90% of the expected sale price as the net equity available to put towards your next home.
Can I use this for a first-time purchase (no existing mortgage)?
You can set the remaining mortgage balance to 0 and skip the bridge loan section. The tool will calculate your new mortgage EMI and tax benefit for a straightforward first purchase.
