Mortgage interest paid on your primary residence is deductible from your Box 1 taxable income. This reduces your income tax and often results in a refund from the Belastingdienst.
A notional benefit-in-kind — 0.35% of your home's WOZ value — is added to your taxable income. This offsets the mortgage interest deduction. If your interest is lower than the forfait, the excess is added to your income.
A short-term interest-only loan secured on the equity in your current home. It lets you finance the deposit on a new home before your existing property is sold. Typically 3–12 months at ~4.5% p.a.
